From the moment you enter the gates, you are transported to a magical setting on the banks of your own loch, complete with a private island and the castle where Mary Queen of Scots was imprisoned. A one-of-a-kind location only 40 minutes from both Edinburgh and St Andrews.
The House
Kinross House was the first Scottish house of its kind to be designed with a central axis that runs throughout. Follow the line from the front gate house, right along the tree-lined driveway, up the front steps of the house, through the Garden Room and out through the gardens, across the loch to Lochleven Castle on Castle Island beyond.
The estate offers a total of 24 double bedrooms, accommodating up to 48 guests. The main house has 14 feature en-suite bedrooms and the Coach House provides a further 10 individually designed en-suite bedrooms.




Each room is named after an aspect of the history, character or location of the estate. All the bedrooms are luxuriously comfortable, featuring distinctive furnishings and period furniture, yet often with contemporary touches, including fabulous uniquely designed bathrooms.
The beautiful formal reception rooms are linked to create a seamless space for lavish entertainment, from the Dining Room, through to the Garden Room, the Gentlemen’s Drawing Room and then into the Ladies' Drawing Room. All rooms boast stunning views of the beautiful gardens, Loch Leven and the hills beyond.




The house is perfect for parties and events. The formal dining room seats up to 28 guests. The Coach House provides a fabulous double-height Baronial dining hall for up to 60 guests. Another hidden gem is the Kitchen Dining Room for up to 12 guests, where a master chef can captivate guests with an intimate gourmet experience.
Built within the refurbished vaults beneath Kinross House, The Whisky Library features traditional wooden furniture and comfortable seating. With over 70 different whiskies to choose from, including Kinross House's own single malts, the Whisky Library is a real gem.
The Estate
Kinross House sits at the heart of a 100-acre estate on the west shores of Loch Leven.


The estate itself offers woodland walkways, spectacular landscaped gardens, and manicured lawns, plus its very own island.
The Coach House and Spa
The Coach House was built in 1680 and pre-dates Kinross House itself.
Sleeping up to 20 guests in 10 en-suite bedrooms, The Coach House is a great option as overflow accommodation for larger groups or can be hired separately for smaller parties.
It offers private dining for up to 50 in a dramatic double-height Baronial Dining Hall and the boutique spa comes complete with three treatment rooms, hydrotherapy pool and sauna.

History
Kinross House is the first, and most important, Neoclassical Palladian mansion built in Scotland. Described as Sir William Bruce’s greatest masterpiece, the estate possesses one of the most historic views in Scotland, directly across from the 11th-century castle where Mary Queen of Scots was imprisoned and finally abdicated.

Location
The estate is situated on a secluded estate just 25 miles north of Edinburgh. Just 30 minutes' drive from Edinburgh and Edinburgh Airport, chauffeur and coach transfers can be arranged. Kinross House also has its own helipad, large enough for several helicopters to arrive.
